This page contains a collection of the answers to the most common questions people ask about the Milano Student House

Is the rent all inclusive ?

Yes! The rent is ALL INCLUSIVE! This means that all the charges for electricity, water, heating, waste collection, furniture, decoration are included in your rent. No other hidden or extra monthly costs will be charged!

Monthly rent:

- 650 Euro for the single room

- 495 Euro for your place in the double bedroom

- 2 Euro Tax stamp (marca da bollo | an Italian government tax for rental contracts)

Does the 150 Euro «service fee»
have to be paid only 1 time ?

Yes! The «service fee» of 150 Euro you have to pay only ONE TIME. The «service fee» is non-refundable and will be charged when moving in. The «service fee» is charged for: Launderette-voucher for 1 washing | Rent of bed sheets & linen | Final cleaning.

How much is the deposit ?

The deposit is 2 month's rent:

  • 1300 Euro for the single room

  • 990 Euro for your place in the double bedroom

When do I get my deposit back ?

You get your deposit back when you move out of your room, at the end of the
6 months contract.

 

When moving in: 

The proper conditions of your room (undamaged, full inventory of fixtures and fittings), must be confirmed by your signature «Record of Delivery». 


When moving out:
Your room and workspace must be cleared out and in the same condition in which it was found according to the «Record of Delivery» signed by you when you moved into your room.

Repayment when moving out:
Immediately after the final handover of your room, you will receive from the Milano Student House a bank transfer of your deposit directly to your bank account.

The Milano Student House will NOT pay the deposit back in cash! Damaged and missing inventory will be deducted from the deposit. Click here to see the pricing for damaged or missing inventory. 


Shared inventory:
Students living in the same apartment also share the responsibility for all inventory. When moving out, missing or damaged shared inventory has to be paid by the student who caused the damage. Damaged and missing inventory will be deducted from the deposit. 

In case the student who caused the damage is not admitting to the facts, the cost of the missing or damaged inventory must be divided equally and paid by all students. The shares are: 6 students for APT 1/2/3 and 4 students for APT 4.

How much money do I have to pay
when moving in ?

Single room:
- 650 Euro: first-month rent  
- 1300 Euro: we ask 2 month deposit  
- 150 Euro: Service Fee (1-time only)

- 36 Euro:  Italian state tax for rent contract registration  (1-time only) 
- 2 Euro:  Italian state tax stamp  (1-time only) 
- Before moving-in you have to pay a total of 2138 Euro

Double room:
- 495 Euro: first-month rent
- 990 Euro: we ask 2 month deposit  
- 150 Euro: Service Fee (1-time only)
- 36 Euro:  Italian state tax for rent contract registration  (1-time only) 
- 2 Euro:  Italian state tax stamp  (1-time only) 
- Before moving-in you have to pay a total of 1673 Euro

Do I have to pay for
repairs and upkeep ? 

The Milano Student House takes care of the «maintenance» of its apartments.

However, if you cause any damage, the guiding principle is that we hold you liable for the repairs. 

 

For example the costs for fixing a leaking tap, a broken electricity socket or a door which jams will be paid by the Milano Student House. We take care not just of the small defects in your room, but also for the defects in the shared areas (kitchen/dining room, bathroom, hallway, outdoor terrace).

However, this does not apply to damage caused, as a result of destruction or negligence by the residents. It does not apply either to accommodation adjustments which you have made at your own initiative without any approval by the Milano Student House. In all these cases we hold you liable.

Students living in the same apartment also share the responsibility for all inventory.

Can I rent the room for less
than 6 months ?

No! We offer only 6 months contracts. 
 

Winter semester (1st semester):

6 months contract
rent period from mid-August until mid-February.

We do not offer any other or shorter rent period
 

Summer semester (2nd semester):

6 months contract 
rent period from mid-February to  mid-August
We do not offer any other or shorter rent period

 

In the case of early departure:

  • Monthly rents are non-refundable, hence the 6 months must be fully paid.

  • If you leave your room one or several months before the expiration of your rental contract,
    the deposit will be retained in full.

Can I rent the room for longer
than 6 months ?

Yes! The Milano Student House can make a new 6 months contract with you.
 

  • In other words after 6 months a new 6 months, rent contract needs to be signed 
    see also point 07 of the FAQ's

  • However, the rental period is restricted to a max. of 6 semesters (36 months).
    We recommend making the request for a new contract at least 3 months before your present contract expires

Can I pay my rent in cash on site ?

No! You can pay your rent only via our bank account e.g.:

  • Bank transfers from your home bank to our bank account

  • Postal order to our bank account 
     

  • Cash payments at the bank counter in our bank in Milano:
    - Cassa di Risparmio di Bolzano 
    - Via Rovello, 1/A   (1st floor)
    - 2 min. walk from Metro Cairoli (M2 red line, close to Duomo).

On what day of the month
do I have to pay the rent ?

The rent must be paid on the first day of the month for the current month.
We recommend giving your Bank a standing order to transfer the sum of the rent regularly. Click here find out how to transfer your payment from your bank account abroad to our bank account.

What will happen if I'm late
with the payment of the rent ?
  • A short delay of up to 10 days due to bank processing times for the bank credit transfer falls in the category of common sense and will have no consequences. After 10 days we will give notice of the lack of payment. 

  • If you ignore the final notice (2 notices) and the rent is still not paid after 2 weeks, the contract will terminate automatically and without notice. The room must be vacated immediately. The deposit will be retained in full.

On what day and time can I move in ?

Moving-in-day for new students is on the first day of the month starting at 5 pm. 

We kindly ask for your understanding that it is not possible to move in before 5 pm, since the final cleaning of the rooms an apartment must be taken care of. 

 

However, if you wish to move into the apartment at a later date, you have to make arrangements with the Milano Student House in advance.

On what day and time
do I have to move out of the room ?

We kindly ask for your understanding that the flat must be vacated on departure day (last day of the of the rental contract) by latest at 9 am in order to allow the staff to check the apartment and cleaning condition. Shared spaces, kitchen shelves and refrigerator must be emptied 2 days before moving out (2 days before the last day of the rental contract). 

The flat and your room must be left free of rubbish, bottles, any kind of boxes etc. the saucepans must be cleaned, the cupboards, shelves cleared out and the refrigerator emptied and cleaned. The bathrooms must be left free with a basic cleaning. 

The apartment must be handed over clean and in good condition. If your room is handed over exceedingly dirty the Milano Student House reserves the exceptional right to charge an additional cleaning fee, which will be deducted from the deposit.

The student must take utmost care of his room and shared apartment equipment (kitchenware, household appliances, mattresses etc.). Damaged and missing inventory will be deducted from the deposit. Click here to see the pricing for damaged or missing inventory.

However, if you wish to move out at an earlier date, you have to make arrangements with the Milano Student House in advance to define an earlier possible date, the final handover of your room and the repayment of your deposit. In this case, the Milano Student House will keep the deposit and will return it by bank transfer to your account only after checking the apartment. Bank expenses will be charged.

Are apartments mixed sex ?

Yes, an apartment can be mixed sex.
But double rooms can not be mixed sex!

Milano Student House allocates rooms on a first come first served basis so students are randomly allocated to the APARTMENTS irrespective of their gender.

Are double rooms mixed sex ?

No, double bedrooms cannot be mixed sex. 

Students residing in a double bedroom share the bedroom ONLY with students of the same gender. We ask for your understanding that Milano Student House does not rent to couples.

Are bathrooms single sex ?

No, apartment 1 | 2 | 3 has two bathrooms that are shared with 6 students.
In these apartments, 3 students share one bathroom. The two bathrooms are allocated by room numbers and not by gender.

 

Apartment 4 has one bathroom that is shared with 4 students.

W
ill my room be cleaned ?

Cleaning Service is NOT included in the rent:

  • It is expected that the APT's cleaning is mutually organised by the students themselves.
     

  • Your room must be cleaned by yourself.

  • The kitchen needs to be cleaned up by the students themselves.

  • The dishes need to be cleaned up by the students themselves.

  • Bathroom and Toilets need to be cleaned up by the students themselves.
     

Extra Cleaning Service on request:

  • An extra paid cleaning lady for cleaning the toilets and the apartment can be arranged on request.

  • The price for a cleaning lady is 15 Euro per hour and has to be paid by the students directly to the cleaning lady.

 

Garbage separation:

  • The kitchen garbage separation (Paper / Plastic / Glass / Bio) needs to be done by the students themselves.

  • The garbage needs to be by stored by the students themselves to the house condominium garbage containers.

  • The garbage containers are located in the inner courtyard of the condominium.

Keys and Digital Electronic Code Door Lock

Apartments 1 | 2 | 3

  • The building entrance facing the street (Via Maddalena Giudice Donadoni 4)
    is equipped with a «Digital Electronic Code Door Lock».
    No «traditional» door key is needed to access the building.  

  • The apartment front door (located on the first floor private outdoor terrace – APT 1, APT 2, APT 3–) is equipped with a «Digital Electronic Code Door Lock». 
    No «traditional» door key is needed to access your apartment. 

  • Your room (within your apartment) is equipped with a «traditional key».

  • Your room key, letterbox key, garage key will be handed over personally on arrival.

  • In case one of these «traditional keys» is lost; a fee will be charged


After the payment of:

  • the deposit (1-month rent: 650 Euro single / 495 Euro double)

  • the first rent (650 Euro single / 495 Euro double)

  • the one-time non-refundable service fee (150 Euro)

  • the one-time non-refundable «Italian state» tax fee for the rent contract registration at the Italian «Agenzia delle Entrate» (31,72 Euro single room / 15,86 Euro double room).
     

Milano Student House will send you 2 «electronical entry codes» via E-Mail and WhatsApp:

  • code 1; for the building entrance (facing the street via Maddalena Giudice Donadoni 4)

  • code 2: for your apartment front door entrance (located on the first floor private outdoor terrace – APT 1, APT 2, APT 3–)



Apartment 4

The situation in apartment 4 is slightly different.


Building entrance | You have two options:

  • Via Don Giuseppe Andreoli 20 (main entrance) 

  • alternatively via the garage of Via Maddalena Giudice Donadoni 4 (back entrance)


For both doors, you need a «traditional key».

  • Your building entrance key of Via Don Giuseppe Andreoli 20 will be handed over personally on arrival, together with your room key, letterbox key and garage key

  • In case one of these «traditional keys» is lost; a fee will be charged


Apartment front door entrance:

  • The apartment front door is equipped with a «Digital Electronic Code Door Lock»

  • The apartment front door (located on the ground floor, entrance through the inner courtyard, accessible from Via Don Giuseppe Andreoli 20 or via the garage of Via Maddalena Giudice Donadoni 4 – APT 4 –)

  • The Milano Student House will send you 1 «electronical entry code» via E-Mail and SMS:

    code 1: for your apartment front door entrance (accessible through the inner courtyard)

Is it possible to exchange between
double bedrooms after moving in ?

Yes, an exchange between the double bedrooms is possible.

On condition that:

  • Both students and both roommates consent to the exchange

  • Students residing in a double bedroom share the bedroom ONLY with students of the same sex or gender 

  • We ask for your understanding that Milano Student House does not rent to couples

  • Unless arrangements with the Milano Student House have been made in advance

  • Unauthorized room and bed changes are not allowed!

Is it possible to exchange between
single rooms after moving in ?

Yes, an exchange between the single rooms is possible.

On condition that:

  • Both students consent to the exchange 

  • Unless arrangements with the Milano Student House have been made in advance

  • Unauthorized room changes are not allowed!

What happens in the case of
serious conflicts between housemates ?

Each student living in the Milano Student House is expected to respect individual rights and follow community living standards. The behaviour of students who choose to disregard the Milano Student House community standards and roommate contracts agreed upon by both roommates will be addressed through the Milano Student House conflict mediation.

If warranted (e.g, proven sexual, physical, and psychological violence against housemates), the offender may be required to change rooms (if possible) or be removed from the Milano Student House. If removed the deposit will be retained in full.

Can my parents/family/friends
stay overnight in my room ?

The Milano Student House accommodation is for single person only (with the exception of the double bedroom where students share the room with a roommate). For safety and living together in harmony reasons only the authorized resident, is permitted to reside overnight in the allocated bedroom unless arrangements have been made in advance with the Milano Student House.

 

Violation of these provisions:  

  • By having guests to stay overnight without the prior consent of the Milano Student House:
    This would be a violation of the regulations of the rental contract. The consequence is that your rental contract will terminate automatically and without notice. The room must be vacated and left immediately. The deposit will be retained in full.

Are there any Quiet Hours to respect ?

Yes, the Milano Student House quiet hours are in effect during the following times.

Within the apartment & rooms:

  • Monday – Sunday 10:00 PM – 7:00 AM


On the outdoor terrace:

  • Monday – Sunday 9:00 PM – 7:00 AM
     

  • The guiding principle is that students should be able to sleep and study in their rooms undisturbed by the noise of others.

  • During these times, audio systems must be kept at a low volume or turned off or even better use headphones.

  • During times of rigorous academic requirements, such as final exams, quiet hours will be extended to 24 hours per day.

  • In addition, there are consideration hours which are provided to respect the rights of others to study and sleep 24 hours per day, seven days per week.

  • Careful attention must be paid to control the noise of even normal activities within the shared spaces of the flat. High noise levels of audio systems, voices, or activities are never acceptable in any shared spaces (kitchen, living room, corridor, outdoor terrace).

  • Due to the quiet and consideration hours, the playing of amplified musical instruments within shared spaces is not allowed. Non-amplified instruments are permitted only if the volume is respectful to quiet and consideration hours. On the outdoor terrace, the playing of any musical instrument is forbidden at any time!

  • We are appealing to the common sense of all housemates to co-exist harmoniously together and to agree & regulate among themselves.

Will I be placed with other students
studying at my University ?

Milano Student House allocates rooms on a first come first served basis so students are randomly allocated.

Can I bring my own furniture ?

No! All our rooms and apartments are fully furnished. You are not allowed to bring your own furniture or remove any pieces of the Milano Student House furniture neither from your room or shared spaces (kitchen/dining room, bathroom, hallway, outdoor terrace) of the apartment. We kindly ask for your understanding since we do not have enough storage capacity, and the furniture is quickly worn down if moved around a lot.

Can I bring any electrical devices ?

No, you are NOT allowed to bring ANY KIND of electrical devices to the Milano Student House! It is prohibited to bring electrical devices with high electricity consumption to the Milano Student House.
 

You will pay an all-inclusive rent. This means that all the charges for electricity, water, heating, service, furniture, decoration, household insurance and taxes are included in your rent. To charge reasonable rents we calculated the use of electricity cost based on «present» electrical devices and anticipated consumptions.  

 

Prohibited electrical devices
to bring to your room / apartment are e.g.:

additional fridges, toasters, electric kettles, electrical heaters, fan heaters, air conditioning system, washing machines, dishwashers, toaster ovens, hot plates, electric pans, electric grills, or appliances with an exposed heating element or any other electrical devices with high electricity consumption.

 

We appreciate your understanding, that these kinds of electrical devices are not allowed to bring to the Milano Student House.
 

Permitted electrical devices 
to bring to your room / apartment are e.g.:

Mobile telephone - charger, laptop, desktop computer, tablet, printer, scanner, radio, iPod,  electric toothbrush, electric shaver, hair dryer or any other electrical devices with «normal» electricity consumptions are of course permitted.

Can I store my bicycle, empty luggage,
or any bulky objects somewhere ?

Storage of bulky objects & belongings:

The Milano Student House doesn't have enough storage space available for larger quantities of resident possessions or luggage.

However, the Milano Student House owns an unguarded garage available ONLY for limited storage. The garage storage space can ONLY be used with the consent from the Milano Student House. It is not permitted to store belongings on the shared terrace. If you need storage space, you must make your own arrangements. You may find the Yellow Pages helpful in finding nearby storage facilities.

 

Bicycles parking:

Bicycles are only to be parked in the Milano Student House garage. It is not permitted to park bicycles on the shared terrace or in the apartment. The Milano Student House accepts no responsibility for loss, theft, damage due to fire or other causes for parked bicycles in the unguarded garage.

However, we recommend to use BikeMi, Milan's Bike Sharing Service. At the rail station parking lot at «Piazza Alfeiri» you can find  BikeMi. Register on its website and feel free to explore the city in an ecological way.

Is smoking permitted ?

No, smoking is not allowed anywhere within the Milano Student House site.
Incense sticks are not allowed anywhere within the Milano Student House site.

Are pets permitted ?

No, pets are not permitted, but you can bring your fish.

Do you have a video surveillance ?

Yes, the Milano Student House is equipped to meet safety precautions. We have installed video surveillance on our private outdoor terrace for video monitoring the entrance areas of apartment 1 | 2 | 3. Apartment 4 is not equipped with video surveillance. You can be sure of a carefree stay in our apartments!

Are there laundry facilities
in the Milano Student House ?
  • No, the Milano Student House has no launderettes on site !

  • The Milano Student House has a special agreement with the private self-service laundry «ALL WASH». ALL WASH is located in Via Luigi Mercantini 9 and only 350 m | 4 minutes by foot away from the Milano Student House

  • On arrival, you receive from the Milano Student House an «ALL WASH» self-service laundry voucher-key for 1 washing. Opening hours of «ALL WASH» are daily from 8 am to 10 pm

Do you have a landline telephone
available for use ?
  • No, the Milano Student House does not provide any landline telephone in its rooms
    and apartments 

  • It is not possible to install a landline telephone on your own

  • You have to make your own arrangements | only mobile phone provider

Do you have a TV
available for use ?
  • No, the Milano Student House does not provide TV in apartments and rooms

  • To watch TV you may ONLY use your own computer and make your own arrangements via an online TV provider 

 

Internet TV & streaming: 

  • The Milano Student House has a high-speed internet access

  • When watching internet video streaming, live TV, online cable or satellite TV, please use headphones, especially in double bedrooms


Wi-Fi | single & double bedrooms:

  • Within the single and double bedrooms, you have internet access only via Wi-Fi

  • The speed of Internet access via Wi-Fi may vary considerably according to distance from the wireless router, time of day or use of internet by the other housemates
    However, you can expect 7 - 70 Mbit/s download and up to 3 Mbit/s upload within all our single and double bedrooms

 

Ethernet | living room:

  • Here you have also the possibility of an internet access via ethernet cable

  • The speed of Internet access via ethernet cable is up to 100 Mbit/s download and up to 10 Mbit/s upload

  • If, from time to time, you have heavy data loads to transfer, we recommend using the ethernet cable in the living room

Do you have a printer & computer
available for use ?
  • No, we do not have any printer or computer available for our residents to use
     

  • However, due to the proximity to the University of Design and Architecture, you can find at least 15 professional print shops within a 100 to 500 m radius around the Milano Student House 

  • There you can make laser colour prints and copies, big prints & inkjet plotting services, bookbinding, laser cutting, rapid prototyping, 3D printing, CNC: milling & cutting, water jet cutting machines, cutting polystyrene, 3D scanner etc. Bovisa’s print | design | prototyping shops have affordable prices and special student rates!

Can I rent bed linen ?
  • Yes,1 set of bed linen is lent and included in the service fee 

  • The bed linen has to be returned at the end of the stay washed and clean

  • Duvets and pillows are provided by the Milano Student House and have to be returned at the end of the stay washed and clean

Can I rent towels ?

No, the Milano Student House does not provide towels
